Edison homes most often need a full roof replacement on a house that has already been re-roofed once, vinyl siding replacement over tired aluminum, window replacement, and gutter replacement on eaves that were never sized for today's storms.
Postwar homes, now on their second or third roof
Census estimates show that roughly 38 percent of Edison's homes were built between 1940 and 1969, and another 6 percent before 1940. Cape Cods, ranches, bi-levels, and split-levels from that era have usually been through at least one roof already, and sometimes two.
Cape Cods deserve extra attention. When the upper floor was finished into bedrooms, there is often very little space left for attic ventilation, which traps heat under the shingles in summer and encourages ice dams in winter. We look at intake and exhaust ventilation as part of the roof scope, not as an afterthought once the new shingles are on.
Two layers of shingles means a full tear-off
New Jersey's residential building code does not allow a new roof to be laid over a roof that already has two or more layers, or over slate, clay, or cement tile. Many older Edison homes already have a second layer, so the old roofing has to come off down to the deck. A tear-off is also the only way to see the decking. Replacing the roof covering on a detached one- or two-family home is ordinary maintenance under the state construction code, but replacing rotted decking is structural work. Edison has thousands of homes in two- to four-unit buildings, so we confirm permit requirements with the township before the job starts.
Aluminum siding, cement shingles, and what is behind them
Aluminum siding from the 1950s through the 1970s chalks, fades, and dents easily, and replacement panels in a matching profile are hard to find. Removing it before new siding goes on opens the wall, which is the right moment to add house wrap and to flash the windows properly. Our siding installation page covers what that involves.
