Bi-levels, split-levels, and colonials from 1970 to 1999
Census estimates show that 17 percent of Hillsborough's homes were built in the 1970s, 28 percent in the 1980s, and 20 percent in the 1990s. That spread matters. A 1970s bi-level is usually on its second or third roof, while many 1980s and 1990s colonials are still wearing builder-grade shingles and siding that are reaching the end of their life.
Bi-levels and raised ranches have their own details: a long, simple roofline, siding on the upper level over a brick or block lower level, and a front entry where the overhang, flashing, and siding all meet. When we replace siding on one of these homes, the transition at the brick ledge and the trim around the entry get as much attention as the open wall.
Wooded lots near the Sourland Mountain
Part of the Sourland Mountain Preserve, in the largest forest in Central Jersey, lies within Hillsborough, and a lot of the township's neighborhoods sit under mature oaks and maples. Branches that rest on or rub against a roof wear the granules off shingles, shade keeps slopes damp enough for moss, and storms bring down limbs that crack shingles or puncture the deck.

Six historic districts and a preservation ordinance
Hillsborough has six historic districts on the State and National Registers: South Branch, Neshanic Mills, Neshanic, Millstone Valley Agricultural, Clover Hill, and Millstone River Road. The township adopted a historic preservation ordinance and has a Historic Preservation Commission, and most houses in the Neshanic district date from the mid to late 1800s.
